Where an Investor Found 332 Outdoor Storage Sites in Fulton County
Acquisitions lead, institutional industrial outdoor storage platform headquartered in Boise · Fulton County, Georgia, and 19 other counties · August 17, 2026
What they knew
An institutional industrial outdoor storage platform headquartered in Boise grew from two sites to nearly seventy by leasing yards to logistics, construction, and equipment tenants, and raised an acquisition fund to buy more across 32 logistics markets. Its acquisitions lead, a former broker, sourced most deals from brokers, three a day nationally, and worked the off-market side himself: satellite imagery, the Secretary of State, a phone lookup, and three wrong numbers per LLC. Zoning was the hard part. A database will say industrial, but nothing says whether outdoor storage is allowed there.
What they asked
Which parcels in this county are zoned for outdoor storage by right, between three and eight acres, with building coverage under 20 percent, excluding anything owned by a government?
What MAIA did
Read the county's zoning for outdoor storage
MAIA researched the ordinances behind each zoning code and classified every industrial parcel as by right, conditional, or not permitted, then applied the three-to-eight-acre band and the coverage cap.
Dropped the parcels nobody can buy
Government, utility, and railroad owners were removed from assessor records, and parcels in a floodplain or on a cleanup site were flagged before anyone looked closer.
Measured the rentable yard
The building footprint and its truck court were subtracted from each parcel, so every site carried a rentable-yard figure a broker's building-only rent could be compared against.
What came back
- 332 by-right IOS candidates in Fulton County from the first search, before a single owner was enriched
- 20 counties in one workspace, from Los Angeles, Dallas, and Houston to Chicago, Miami, Atlanta, and Seattle, each run with the same by-right screen
- A rentable-yard figure on every candidate, the parcel less the building and its truck court, so a broker's building-only rent compares across markets
What they did next
Callers get the parcels that clear the screen with the owner's number and the rentable yard beside it, and the acquisitions lead keeps his favorites for himself. Because the by-right filter is saved, all 20 counties run it the same way, and a new market means opening the county and pressing go. The team's own comp file is what gets loaded after that, so the yard arithmetic runs across its deals and a broker's blended rent compares across markets.
Zoning is the hardest part of IOS, and there was no easy way to do it. A database says industrial, but that's not IOS. MAIA finds out what zoning codes allow IOS.
