What they knew

A 200+ employee solar installer in Colorado believed there was an untapped market of commercial and nonprofit solar opportunities across Colorado. They had previously never invested in an outbound motion because it was difficult to manually source lists for their campaigns. Every campaign started from outdated CoStar exports, Google Maps searches, manual satellite review, and LinkedIn prospecting, assembled one building at a time.

What MAIA did

Screened every commercial and industrial parcel

Zoning and building footprints pulled every parcel with a building over 15,000 square feet. Usable roof area set an estimated system size, and anything under 150 kW dropped out.

Scored each roof for solar readiness

Imagery rated obstructions as minimal, typical, or heavy, flagged roofs over 100 feet and likely parking structures, and removed buildings that already had solar. Roof size, obstructions, and height rolled into a 1 to 10 readiness score.

Resolved the owner and the call

Owner occupancy, nonprofit status, and ESG language on the owner's website sorted each building into a segment. Corporate filings pierced the LLC to the decision maker, with a why-now and a talking point attached to each contact.

What came back

  • 48 nonprofit buildings in Denver County cleared every screen, out of 386 parcels
  • 1,400+ buildings over 15,000 square feet mapped in Boulder County, including 163 education buildings, with views for nonprofits, healthcare, houses of worship, ownership, and ESG
  • A solar-readiness score from 1 to 10 on every roof, feeding a Salesforce-ready lead file that assigns each account to a rep
