What they knew

ResiQ is Josh Siddon's multifamily technology consultancy, advising small and mid-size apartment operators on managed Wi-Fi, IT infrastructure, and AI after years on the operator side. One of ResiQ's main offerings is owner-provided internet: an owner who supplies the service instead of leaving residents to the local provider can keep margins near 80 percent. His network runs deep with vendors, not with the operators who make that call. Finding them meant waiting on introductions, one owner at a time.

What they asked

Show me every multifamily property in the county whose owner has bought two or more here in the last 24 months, with the internet providers and fiber at each one, whether it already has managed Wi-Fi, and who at the owner makes the call.

What MAIA did

01Found the owners who are buying. Parcel records and sale history covered every multifamily property in the county, and each owning LLC was resolved to its parent, so the owners with two or more purchases in the last 24 months stood out with their portfolios.

02Read the connectivity at each property. Every property the buyers hold was checked for the internet providers serving it and whether fiber reaches the address, and each community's own listing was read for a managed or bulk Wi-Fi amenity.

03Named the decision maker and ranked the calls. Corporate filings and contact enrichment named the person behind each owner, with the reasoning for each pick, and a priority column put recent buyers with no managed Wi-Fi at the top.

What came back

  • 23 owners buying in Collin County, each with two or more apartment acquisitions in the last 24 months, found among 640 multifamily parcels
  • 44 of their 71 properties without managed Wi-Fi, each with the providers serving it and whether fiber reaches the address
  • 19 of 23 decision makers resolved past the owning LLC, the top two or three contacts at each with the reasoning attached

What they did next

Josh works the priority list himself, opening each outreach with the economics of owner-provided internet at a property the owner just bought. He has begun running the same search nationally across every county.
